APS Projects Supervisor

  • Management of Major Projects, Repairs, and Improvements 
    • Take the lead on investigating major repairs to determine the best course of action and the best vendors/contractors to perform repairs.  Contact and coordinate appropriate vendors to obtain estimates and recommendations.
    • Review and understand all vendor quotes and expert reports.  Understand project plans, and consultant reports and be able to articulate findings and recommendations to property owners, vendors, and APS Management.
    • Communicate with property owners to communicate major repairs needed and obtain approval to proceed with proposals.  Keep owners informed throughout the process with regard to the scope of work, pricing, and timeline.
    • Approve quotes and repair recommendations, and oversee work progress until sufficiently completed.
    • Communicate with tenants; keep tenants informed of scheduled appointments with vendors, timeline, and how it may affect their day-to-day living at the property.
    • Keep APS Management fully informed of steps being taken to address repairs and issues with Projects.
    • Communicate with the appropriate APS Team Members to seek support and discuss options to resolve project issues.
    • Inspect the job site in person to provide “eyes on” detailed information to the supporting APS team members, owners, and tenants.
  • Key Member of APS Maintenance Services Team (General Contracting Division) 
    • Work closely with the MHIC Supervisor and Maintenance Services Manager to recruit subcontractors and preferred vendors for Projects, MHIC, and Maintenance Coordination.
    • Assist other team members by servings as a subject matter expert for troubleshooting challenging repairs and determining the best approach to resolving complex maintenance issues.
    • Assist Maintenance Services Manager with subcontractor management on small projects and confirmation that work is completed to the standard.
    • Work with other members of the Maintenance Services Team to achieve quarterly and annual revenue goals.
  • Maintenance Coordinator Support
    • Support the remote maintenance coordination team by assisting with basic maintenance request questions. Serve as a knowledgeable resource when needed.
  • Location      The position is based in Annapolis, with visits to properties as needed.
