Carpet Replacement – New carpet, can make a huge difference to a property
- We work with an excellent local family-owned carpet vendor who has been in business for over 20 years and offers super-fast installation
- They offer three common grades of carpet that are in stock and ready for a quick turnaround:
  - Tier 1 / Tier 2 / Tier 3
- They also offer two different grades of padding: 7/16″ 6lb padding or an upgraded, thicker memory foam padding with a moisture barrier
- Most commonly our landlords choose Tier 2 carpet with the 6lb padding and select from their in-stock colors choices

Carpet Repair – Carpet can often still has a useable life span, but there can be either a small stain that won’t come out or a damaged spot from furniture
- In these scenarios, as long as we are able to source some suitable donor carpet, either from a spare section at the property or from within a wardrobe we can often make a repair
- Repairs are made using specials tools, carpet tape, and heat
- Pricing is generally $150 for the initial repair area and $95 for each additional area, these costs are generally the past resident’s responsibility

Carpet Cleaning – We require that all carpet areas are professionally cleaned prior to a new resident taking occupancy, this is generally the previous resident’s responsibility and we often assist in the scheduling of the cleaning.
- Pricing – depends on the amount of carpet at the property and the level of cleaning required
  - We use local vendors and cleaning costs are generally between $50 – $70 per area and $100 for stairs
  - They use the Hot Water Extraction (HWE) method which involves a combination of hot water and cleaning agents being injected into the carpet fibers at high pressure and extracted with a powerful vacuum
- All carpets should be cleaned by a professional carpet cleaner using a “truck-mounted” system
