Project Oversight is an optional add-on service to our standard rental management services and covers maintenance oversight for events not included in our standard rental management.
In the unfortunate event that your property has a serious maintenance issue where either an insurance claim is required or it becomes uninhabitable, our standard management services include the following:
- Coordination of damage mitigation
- All communications and resolutions with tenants
- Documenting the damage
- Ensuring the property is secure
- Owner communications and status updates
Property owners then have three options to get the property back to habitable condition:
- Handle the repairs themselves; in this situation, we put our management services on hold until the work is complete and the home is habitable, with no management or additional fees.
- If possible, our in-house MHIC-licensed Maintenance team and subcontractors can work with you to handle the repairs and restore the property to a habitable condition. The project oversight and management fees are included, so there are no additional fees or project oversight costs.
- If you wish to use an outside vendor through either your insurance company or personal preference and would like APS to oversee the work, we offer a Project Oversight service for those who want it.
Project oversight services are customized to the unique needs of each situation and include the following services:
- Dedicated Point of Contact
- In-person property checks
- Vendor management and payment
- Vendor access and coordination
- Documentation of project progress
- Insurance adjustor communications and access
- Coordination of all needs to get the property habitable and ready for new residents
Project Oversight is completed in-house by an APS team member, and project oversight fees are billed at a flat rate of $95 per week and 6.5% of the total project cost.
