Updated Pet Policy at Annapolis Property Services!
On the tails (excuse the pun!) of Maryland’s updated landlord/tenant deposit laws, we’ve revamped our pet policy to make it easier for you and your pets to find a cozy new home. Here’s the scoop:
For our homes that welcome pets on a case-by-case basis, residents remain responsible for any damages caused; but now instead of requiring an additional pet deposit, we now have a simple one-time fee structure:
- One-time Pet Fee: $250 per pet
- Pet Addendum Charge: $150 – for all approved pets
🐾 Important Pet Policy Details:
- Approval is Key: All pets still need to get the thumbs-up from both the landlord and our team. But don’t worry—if your furry friend isn’t approved, you won’t owe a single penny!
- No Ongoing Costs: We don’t charge monthly pet rent or application fees, so you can keep your budget happy!
- Pet Addendum: When you sign your lease, there’ll be a separate pet addendum that details everything about your pet—like their breed, weight, name, age, and even a cute photo! 📸
- Per Pet Fees: Just a friendly reminder that the pet fee applies to each pet, but the Addendum fee is a single cost, so make sure to include all your furry family members in your rental application!
🚫 A Note on Breeds:
While we love all pets, but due to liability issues unfortunately we currently cannot allow historically aggressive breeds, such as Pitbull terrier’s or mixes of them any of our properties. We appreciate your understanding!

Annapolis is a pet friendly town with over 70% of our residents having a pet. The decision to allow pets or not is down to the individual property owners and we encourage owners to consider pets on a case-by-case basis, so each property can have certain restrictions.
