❄️ What Is Ice Damming?

Ice dams form when snow on a roof melts during warmer daytime temperatures and then refreezes at the roof’s edge where it’s colder.
Here’s how it usually happens:
- Snow melts on the upper portion of the roof
- Water flows downward toward the eaves
- The edge of the roof stays cold, causing the water to refreeze
- Ice builds up, creating a “dam”
- New melting snow has nowhere to go, so water backs up under the shingles
- That water eventually finds its way inside the home
By the time you see a ceiling stain, the water has often traveled several feet from where it entered.

As snow and ice melt, please keep an eye out for:
- Yellow or brown stains on ceilings or walls
- Bubbling or peeling paint
- Damp drywall
- Drips from ceilings, vents, or light fixtures
- A musty or damp smell near upper rooms
Even if the dripping stops, the issue may still be active and can worsen with overnight refreezing.

Ice dam damage often starts small but spreads quietly. Reporting early helps prevent:
- Larger ceiling and drywall repairs
- Insulation damage
- Repairs spreading to multiple rooms

Please do the following right away:
- Take a clear photo of the area
- Place a bucket or towel if water is actively dripping
- Move personal items away from the affected area
- Submit a maintenance request as soon as possible
Please do NOT:
- Climb onto the roof
- Chip or break ice
- Pour salt or chemicals indoors
- Assume it will resolve itself
Roof and ice removal must be handled safely and professionally.
