About the position

  • We are looking for a full-time position to work with our in-house property management and maintenance team to 1) Complete basic repairs, property turnaround work, and tenant maintenance requests  and 2) Conduct property walk-through inspections

Primary Responsibilities – Maintenance

  • Assist the Maintenance Manager with troubleshooting repairs and determining the best vendors to assign
  • Perform routine and scheduled maintenance of properties including:
    • Small drywall repairs
    • Smoke/CO detector install and/or replacement
    • Non-pressurized plumbing
    • Dispose of items left behind by the tenant
    • Light fence and deck repairs
    • Light water intrusion cleanup and setting up dehumidifiers/fans.
    • Light painting/carpentry work
    • Replace HVAC air filters
    • Door lock and knob set replacement
  • Respond to emergency maintenance calls
  • Participate in after-hours/weekend emergency coverage rotation (approximately 6 weeks per year)

Primary Responsibilities – Remote Video Inspections

  • Perform bi-annual property inspections both virtually and in-person for resident occupied properties
    • Inspections are conducted either remotely using Zoom video or in-person
    • Ensure residents are aware of shut off locations, know how to maintain water treatment systems and how to replace HVAC filter
    • Log needed repairs in our internal maintenance request system

The role is supported by:

  • Maintenance Manager- Responsible for all maintenance completed in Resident occupied homes
  • Operations Director – Responsible for the financial and operational aspects of the business
  • Snr Property manager- All property owner communications and move property condition reports and rent readiness
  • Sales Director – All Sales related functions and issues
  • Accounting – Rent collection reconciliation and all owner accounting
  • VA – Support from Maintenance VA
  • President – Any items not covered above

Location:             The position is Annapolis based

Hours:                  The role is a salaried position based on a 40-hour workweek primarily Monday – Friday during regular business hours plus as-needed additional hours during evening and weekends, specifically during peak season.

 

REQUIREMENTS

 

Attitude:             Must work with other co-workers and tenants harmoniously. Must be likable, self-motivated, punctual, responsible and accountable, honest and dependable

Travel:                Must have a valid driver’s license in good standing

Attire:                  Company uniform provided. Regular maintenance clothing. Annapolis business casual, shorts and polo shirts in summer, jeans, and fleece in winter

Supervision:      Works independently daily; reports to the Maintenance Manager.

Systems:              Must be proficient use of computers, software, and smartphone apps.  Must have a reliable internet connection from home when working remotely.

 

QUALIFICATIONS

Education:         High School Degree

Experience:        1+ year related experience

Background:      Must have a clean criminal background

 

BENEFITS

Employment type: Full-time salaried position

Compensation:  $17.00 – $20.00/hour  / Salary of $35,000 – $40,000 – depending on experience.

Paid time off:    10 Paid days Per year increasing by one additional day for every year worked up to 20 days. Paid sabbatical with double vacation time at 5-year anniversary (6 weeks PTO)

Holidays:             Paid time off for 6 major holidays, plus an additional floating day for minor holidays
