Assistant Property manager and Property maintenance associate

Annapolis Property Services is the market leader in Residential Property Management in the Annapolis area with over 450 properties under management.

We are a small hard-working team, looking to add an assistant to our Property Management and Maintenance team.

Full time position working with our in house property management and maintenance team to assist with property turn around work, sign / lock box placement, resident and maintenance requests

With experience will also then conduct property inspections and complete some handyman tasks at our portfolio of properties.

 

RESPONSIBILITIES:

Property Management:

  • Assist the Senior Property managers with property turn over tasks including:
    • Signage and lockbox placement
    • Move in / out walk through with property manager
    • Photographing the internal and exterior condition of properties
    • Light property maintenance duties: Replacing light bulbs, smoke detectors, picking up home supplies etc
    • Disposal of left over tenant items
  • Preparing homes for new residents to take occupancy
  • Checking on vacant properties

Maintenance:

  • Assist the Maintenance manager in trouble shooting issues and assist in determine best vendor / trade to address problem
  • Replace Smoke detectors / batteries and HVAC filters where necessary
  • Perform routine and scheduled maintenance of properties including:
    • Yard maintenance, grass cutting
    • Non pressurized plumbing
    • Hauling and trash removal
    • Replace air filters
    • Replace smoke detectors and change batteries
  • Respond to emergency maintenance calls

 

Location:             Annapolis Based

Hours:                  40 hours PW Monday – Friday

REQUIREMENTS

Attitude:              Must work with other co-workers and tenants harmoniously. Must be likeable, self-motivated, punctual, responsible, honest and dependable.

Travel:                 Must have valid driver’s license in good standing; reliable transportation

Attire:                  Company uniform provided

Supervision:     Works independently daily; reports to Maintenance Manager.

Systems:              Proficient use of computer software and smartphone apps

QUALIFICATIONS

Education:         High School Degree

Experience:        1+ year related experience

Background:       No criminal records

BENEFITS

Employ Type:    Full time Salary position

Compensation :  $12 to $15 per hour depending on experience                

Paid time off:    10 Days + holidays ~ increasing annually to max 20 days

Holidays:             Paid major holidays

Health Care:      Up to $300 pm towards heath care (after 90 days)

Retirement:       Simple IRA with 3% match (after 12 months)

Transportation:  Company truck provided and available for employees use to and from work
