Painting, cleaning, and carpeting/flooring are the three most common turnover items in rental homes and are the most common items asked about by prospective residents.

Below is some detailed information on how we handle the cleaning options and cost for properties:

Cleaning options
  • Move-out cleaning –  For properties where owners or tenants have moved out of the home, removed all their personal belongings and left it in a reasonably clean condition, cleaning costs are based on the property’s square footage:
    • 800 – 1199 sqft – 30 cents per sqft
    • 1200 – 1599 sqft – 28 cents per sqft
    • 1600 – 1999 sqft – 25 cents per sqft
    • 2000 – 2599 sqft – 23 cents per sqft
    • 2600 – 3200 sqft – 20 cents per sqft
    • Homes larger than 3200 sqft will be a custom quote
  • Move-out deep cleaning – When occupants have vacated the home and not left it dirty without any attempts to clean, the above rates will increase by up to 5 cents per sqft.
  • Move-in shine cleaning – For homes that have had a move-out cleaning completed, the property has been vacant and shown to prospective applicants. Cleaning costs are typically half the cost of the move-out cleaning

All the above costs estimates do not include the cost of carpet cleaning.

Repaint walls throughout property using Benjamin Moore Ultra Spec 500- Zero VOC, Quick-drying, Low Odor, Latex
Color: Light French Gray, Walls to be painted with flat finish

All options include:

  • Wall preparation – light sanding of walls to be painted to ensure the correct key of the new paint
  • All paint and materials
  • Light spackle and sanding of picture nail holes

Add on’s for any painting work:

  • Closets (if not doing full repaint) $75.00 and $125.00 for walk-ins
  • Trim – $0.95 cents per foot
  • Interior doors – white $40.00 per door
  • Ceilings – $0.75 cents per sqft

Not included is:

  • Drywall repair and spackle of wall damage / large anchor holes
  • Trim or ceilings unless otherwise noted

Additional factors that could adjust the rate estimates formula are:

  • Cathedral or raised ceilings
  • High stairwells
  • Chair rails
  • Skylights
  • Built-in furniture
