Hi, my name is Sanford Collins I’m the director of operations with
Annapolis Property Services. I just want to take a moment to talk about how
we handle payment of maintenance expenses related to your property. One
of the questions that we get the most from potential owners is, how do we
pay for repairs? What we like to do is we have a $400 reserve on hand at all
times. This is your money that we keep on hand so we can pay invoices
quickly. So let’s say you have a leak in your property, we can dispatch the
plumber. They get out there right away. They make the repair, we can get
them paid, and you have a happy tenant. We don’t have to get money from
you. We just take it out of the $400 reserve and then in the following month
when we collect rent the first thing we do is we replenish that reserve back
to the $400. Then the remaining rent we direct deposit into your account as
part of the monthly owner draw. If you have any questions about the
