What is available for rent?
All properties available for rent are listed on Annapolis Property Services’ website. However, if you do not see anything that appeals to you – please call Annapolis Property Services, as we will help you in your endeavors and will keep your information on file.
What is the procedure for applying for a rental property?
Firstly, you need to schedule an appointment with Annapolis Property Services to obtain a lease application. The application and approval process is a simple one-step process. Rental properties are leased on a first-come, first-served basis, so if you see a property you like – do not delay, call Annapolis Property Services today at 410 570 5929.
What are the financial stipulations?
Obviously, a proof of monthly positive cash flow from employment income or investments etc., are required. Prior to any decision by Annapolis Property Services, a full tenant credit report is requested. Poor credit history will be cause to deny the rental application. Credit reports are required by all adult persons who will be occupying the property. In addition, references from previous landlords and employment may be required and may be cause for denying tenancy.
Is a security deposit required?
All Annapolis Property Services' leases require a security deposit; this is collected from the tenant at the time the lease is signed. Security deposits are usually equal to one month’s rent.
After the lease expires, security deposits are returned to the tenant, plus interest, in accordance with Maryland State law, less any deduction for lease violations or damage to the property.
Are pets allowed?
This is at the discretion of the property owner – however, where pets are allowed there maybe some restrictions as to how many, size and type of pet allowed. An additional $250-$500 pet deposit is usually requested.
How long is the lease?
Most Annapolis Property Services' leases are for one year or more. Once, a one year lease expires, the lease will continue on a month to month basis. If tenant requests an additional year or more, Annapolis Property Services will arrange this on the tenant’s behalf with the property owner.
How, when and where do I pay the rent?
All monthly payments are due to Annapolis Property Services at the first day of every month – tenant has a five day grace period for payment of rent (this period includes weekends and holidays). However, after five days, the rent is considered late thereby late charges and collection action may be required.
Rent payment can be mailed; hand delivered to Annapolis Property Services' offices or paid by electronic checking.
What utilities am I responsible for?
All Annapolis Property Services managed properties will have separate metering for electricity, gas (if available) and in most cases water and waste. Tenant is responsible for utilities used and Annapolis Property Services will assist you with these at the time of the lease.
For phone, cable, DSL, etc., arrangements with the tenant and service provider will be necessary.
What upkeep and repairs will I be responsible for?
Inside the property it is the tenant’s duty to keep all things reasonably clean, so as not to cause any damage to items such as carpeting or other flooring. Care should be taken so that bath tubs, sinks and commodes do not overflow, as this can cause considerable damage to the property. All appliances should be used within their operating limits and never overloaded. Smoke detectors should be tested on a routine basis and furnace filters are to be changed at a minimum of every 60 days.
Outside the home, the tenant is required to keep lawn areas cut, weeds removed, shrubs trimmed and gutters clean of leaves. Snow removal from driveways and walkways are the responsibility of the tenant. It is expected that the tenant maintain the property on a par with neighboring homes and community. For items such as exterior painting, roofing and siding repair, deck staining, driveway capping, removal of dead trees, etc., these are handled by Annapolis Property Services and should be pointed out to Annapolis Property Services during the routine property inspections.
What do I do if something needs fixing?
Depending on the nature and level of the problem there are certain procedures.
Items which need attention, but are not a cause for any danger or major inconvenience to the tenant and will not cause any further damage to the property should be pointed out to Annapolis Property Services during a routine visit of the property.
Items which could become a danger or pose a major inconvenience should be pointed out to Annapolis Property Services by telephone during normal business hours, or left on Annapolis Property Service’s voice mail system when calling outside of normal business hours.
Tenants will be given calling instructions should a situation occur outside of normal business hours which poses danger to the tenant or further damage to the property, such as fire, burst water pipes, gas leak etc.
