- Remove Valuables – Sometimes property owners want to keep a part of the garage or basement for their personal items. We highly advise against this. Unpredictable situations arise so why chance it, especially if these items have sentimental value. The only way to ensure that your prize possessions are not lost or stolen is to remove them from the property.
- Clean – The cleaner your house the quicker it will rent, guaranteed. Thoroughly clean your house inside and out. Remove all trash; clean all bathrooms, floors, windows, and blinds. Remember to wipe down all cabinets inside and out. If the walls look dingy, consider a fresh coat of paint in a neutral color and if you have carpets be sure to steam clean.
- Yard Clean-up – Curb appeal matters and first impressions are important. Be sure to tidy up your yard by cutting the grass, trimming trees, mulching beds, and removing any leaves or sticks.
- Inspect – Inspect your property and the appliances. This way you will have a point of reference when a tenant vacates, which can be years alter. Be sure to take pictures and or video so you can remember the condition of your property. Take note of appliances, walls, ceilings, and fans, etc.
- Insurance – Contact your insurance company and let them know that you will renting out your home. They can advise you on what is covered under your homeowners policy and provide a landlord property insurance policy. You may also want to inquire about a Home Warranty policy.
